Grade A vs Grade B office space in Dubai: which should you rent?

Grade A or Grade B: the visible rent gap is only the start of the story. Here is what actually separates the two tiers, what the latest numbers say, and how to know which one your business should be in.

Grade A vs Grade B office space in Dubai: which should you rent?

Almost every search for office space for rent in Dubai ends at the same fork: the Grade A tower at a higher rent per square foot, or the Grade B building at a visibly cheaper price. The labels get used constantly and explained rarely. Here is what actually separates them, and how to decide which one your business should be in.

The five differences that matter

  1. Location and age. Grade A office space sits in prime districts, DIFC, Downtown Dubai, Business Bay, JLT, and in towers that are new or fully refurbished. Grade B is often well-located but older, built or fitted in an earlier design era.

  2. Specification. Grade A offers efficient floor plates, raised floors, suspended ceilings, strong cooling, backup power and fiber connectivity as standard. Grade B usually works but with dated interiors and weaker services.

  3. Lifts, parking and maintenance. This is the difference you feel daily. Grade A buildings carry modern lift provision sized to the floor count, allocated parking and professional facility management. In Grade B, insufficient lift capacity and slow maintenance response are the most common tenant complaints, and neither can be fixed after you sign.

  4. Tenant profile. Grade A towers hold established, creditworthy tenants. That mix protects the building's condition and its address value. Grade B occupancy is more mixed, which shows in the common areas over time.

  5. Service charges. Grade B's headline rent looks cheaper, but service charges vary tower by tower, sometimes more than the rent gap itself. Two buildings at similar rents can carry very different total occupation costs.

What the numbers say right now

Grade A vacancy in Dubai sits at 3.8%, against 10.5% for Grade B (JLL, Q1 2026). On price, Grade A rents grew 19.0% year on year, and Grade B grew faster, at 23.4% (JLL, Q1 2026). Grade B rents typically run 20 to 40% below Grade A, but that discount is narrowing, not widening.

Read those together and the pattern is clear: the market is not short of offices, it is short of good ones, and the cheap tier is repricing upward at the fastest rate in the city.

When Grade B is the right answer

Grade B is a rational choice when the location is right, the building is honestly managed, and the rent gap is real. A team that needs 2,000 sq ft in a prime district may get the same budget to stretch further one street back. What matters is verifying the building before committing, lifts, parking, service charge history and landlord behavior, because none of it appears in a search result.

When the Grade A premium pays for itself

Grade A earns its premium when the address is part of the offer: client-facing firms, financial services, regional headquarters, or any business where recruitment and credibility follow the tower name. It also earns it in uptime: services that work, management that responds, and a building that holds value at renewal.

The honest rule of thumb

Compare total occupation cost, not rent per square foot. A cheap unit in an expensive tower is not cheap, and a discounted rent with rising annual growth can cost more over a lease than the Grade A alternative you ruled out in week one.
