The Best Grade A Office Buildings in JLT: A Tenant's Guide to Almas Tower, Platinum Tower, Uptown Dubai and Beyond
Choosing the right JLT tower is about more than price. The building affects your brand, your team's daily experience, and the type of clients who feel comfortable visiting you. Here is how to think about it.
Building Selection Is a Strategic Decision
In a submarket as large as JLT — over 200 towers across 26 clusters — choosing the right building has consequences well beyond the monthly rent. Tenant mix, building management quality, metro proximity, parking, and lobby specification all vary significantly between towers of nominally similar grade.
The best building for a 5-person consultancy is not the best building for a 40-person commodities trading team. Start with your profile, not the rankings.
Almas Tower: The DMCC Flagship
Almas Tower is the undisputed prestige address in JLT. As the headquarters of DMCC itself, it houses the free zone authority alongside financial services firms, commodity traders, and professional services businesses. The name carries genuine brand weight within the DMCC ecosystem — for many clients and counterparties in that world, Almas is a signal of scale and credibility.
Headline rent: AED 145–175/sq ft/year
Best for: Financial services, commodity trading, law firms, and any business for which the DMCC address is commercially significant
Uptown Dubai: The New Prestige Option
DMCC's Uptown Dubai development is the most important Grade A story in the wider JLT area. Phase 2 broke ground in 2024, and the main works contract for two new commercial towers was subsequently awarded — confirming the development as a serious delivery, not a concept.
Uptown is positioned at the top of the JLT quality spectrum, targeting occupiers who want DMCC presence with a newer building specification. Pre-leasing is active; businesses considering a 2025–2026 move should engage early.
Best for: Tech companies, regional HQs, and businesses that want the newest specification in the DMCC district
Platinum Tower, Fortune Tower, and the Grade A Middle Tier
For businesses that want Grade A specification without the Almas or Uptown premium, JLT has a strong set of alternatives:
- Platinum Tower: High specification, conference facilities, strong internet infrastructure. AED 130–160/sq ft
- Fortune Tower: Best value Grade A in Cluster I. Mix of fitted and shell-and-core floors. AED 110–135/sq ft
- HDS Tower: Underrated — Al Habtoor managed, above-average maintenance, chiller included in service charge. AED 100–125/sq ft
- Reef Tower: Best for smaller suites (500–2,500 sq ft). Higher proportion of fitted space available. AED 105–130/sq ft
How to Choose: Profile Over Hype
A commodities firm should weight Almas Tower's ecosystem above all else. A growing tech company may prefer an Uptown-adjacent Grade A space with modern infrastructure. A professional services firm with regular client visits should prioritise a fitted office near the metro with predictable service charge costs.
Physically visit at least three buildings before deciding. The difference between a well-managed and a poorly-managed building is invisible on a floor plan.
